Atlanta’s Realtors Discuss Recent Market Trends
We’ve been hearing it for months: A saturated market. Thousands of foreclosures. A stalled economy.
The root of the issue, according to realtors and economic experts, points toward property that was sold to people who couldn’t afford it. Banks issued large loans. Builders developed property at a record pace. And the real estate market boomed.
But when new homeowners started missing their payments, when new houses sat on the market for months, and when foreclosures piled up, the real estate market plummeted into a downward spiral out of which it has yet to climb.
The Atlanta Journal Constitution ran an article about the current state of the city’s market. Journalist Kevin Duffy interviewed Jim Crawford, a real estate agent with ReMAx Greater Atlanta.
Crawford got into real estate 16 years ago. The market was struggling then, too. He says that today’s unfortunate situation is due to a lack of common sense.
Crawford said builders, lenders, agents and buyers all created a fantasy world where anyone could get a loan to buy a house, and now the reckoning has arrived.
“What we have to acknowledge as a society is we got really stupid in the last couple years,” he said.
On top of that, rising joblessness and more foreclosures threaten to worsen the problem before the market makes a turnaround.
Crawford champions Internet marketing, blogs on the real estate network ActiveRain (which led to the quick sale of his own home last year) and speaks at seminars and retreats.
The problem now is that the Atlanta marketplace is saturated. People are hesitant to buy; they are worried about their jobs and their savings. Realtors, sellers and buyers must employ a certain amount of risk taking, as well as common sense.
Duffy asked Crawford what the key was to selling in today’s environment.
I started listing houses here [in 1992] that sat for 2 1/2 years. Pricing has to be dead on in this market. We are shooting a moving target. Maybe some granite. Maybe it needs a whole new paint job, starting with the ceilings. Sellers resist. My answer to them is, the same way you’re resisting is the same way buyers will resist.
Until the market makes a significant upswing, people in the Atlanta area are advised to rent. Rental properties remain available. The city’s numerous neighborhoods and cultural diversity lend the area an attractive cosmopolitan attitude. The news may be a little hyperbolic, but the facts don’t lie. The market is still shaky. But soon it will settle down.

In October 1986, the play made its Broadway premier at Her Majesty’s Theatre in London. The lead featured Michael Crawford and Sarah Brightman. Harold Prince and Cameron Mackintosh were the director and the producer respectively. Since its inception it has had 16 productions, and has premiered in more than hundred cities in thirteen countries all over the world. The Phantom of the Opera that premiered in the late eighties on Broadway repeated the same cast. It made Webber the first ever composer who had three simultaneous musicals playing in London and also New York. The show was an instant success and became the 3rd third longest-running show in the history of Broadway following the Misérables and the Cats. It has made impressive box office collections of more than 3.2 billion dollars which is higher than any play or film to date. It marked its 20th anniversary in London on 9th of October 2006. Since the New York production has had over nine million spectators.
It has won critical acclaim and has gotten rave reviews. It has been rightfully honored with several awards including seven Tony Awards, seven Drama Desk Awards, three Outer Critics’ Circle awards and also the Laurence Olivier and Evening Standard awards it name a few.
The main idea is basically grounded on a French novel that was not so popular. And although Webber's music is so romantic that it tends to sweep the audience off their feet but so does the other musicals. Still this play has received astonishing attention owing to its superb direction and narrative. The story line is a little complex and is not comprehendible by all who watch it. But the brilliant team makes it a treat to watch. From the actors to the extras everybody is brilliant. Four beauty queens from Asia -Thailand (Porntip Nakhirunkanok), South Korea (Yunjung Chang), Japan (Mizuho Sakaguchi), & Hong Kong (Pauline Yeung) -- were among the top five finalists. In this edition, Miss Thailand was crowned Miss Universe 1988. Apart from winning the universal trophy, she also won the "Best national Costume". In Taiwan, Nakhirunkanok ended Latin America's three year domination of international pageant. The three past events had been won by Deborah Carthy-Deu (Puerto Rico/1985), Barbara Palacios (Venezuela/1986) and Cecilia Bolocco (Chile/1987). Mexico's Amanda Olivares was the only one to challenge the Asian supremacy: She finished third in the global contest.
Cancun'89
After falling from the Miss World Pageant in Spain/ UK, Angela Visser, Miss Holland, became Miss Universe in Cancun. According to experts on Miss Universe, the blue-eyed woman, an ex fashion model from Rotterdam, was one of the most beautiful beauty queens of the Twentieth century.
Las Vegas '91
Ireland's representative Siobhan McClaferty, 20-year-old hostess, did not make the list of the 10 semi-finalists, but won the Miss Photogenic award. Miss Ireland Universe, a blue-eyed girl, finished 19th (swimsuit: 8.08 points/ interview: 8.88/ evening gown: 8.44) in the international contest in Nevada. Curiously, she came close to winning the 1990 Miss World -- MU's rival - in the United Kingdom.
Bangkok '92
Suriname - the only Dutch-speaking republic in the Americas - finished in the last place: 78th.
From Thailand'92 to Manila'94
By 1994, Miss Colombia placed second for the third consecutive year. Unfortunately, the South American country has not won a MU trophy in 51 years!
Las Vegas '96
In the preliminaries, Miss India had the highest score in the interviews: 9.48 points, ahead of Venezuela (9.43), USA (9.37), Peru (9.36), Chile (9.28), El Salvador (9.26), Trinidad & Tobago (9.23) and Norway (9.19). India's contestant Sandhya Chib made the top ten , but was not one of the finalists.
Trinidad Tobago'99
The African republic of Bostwana - an obscure country that had never won a beauty contest- earned the global competition in the Caribbean. It was the first time since Namibia (1992) that an obscure nation had won the prize.
Los Angeles '06
This year Puerto Rico won its fourth Miss Universe award after finishing second in the 2005 Miss Universe in Bangkok, Thailand. There were a number of celebrations in the island, after Zuleyka Rivera won the universal title in North America.
Paradise Island '09
According to MU experts, Miss France, Chloe Mortaud, was the pre-pageant favorite to win the MU title in The Bahamas, ahead of Rachael Anne Finch (Australia), Ada Aimèe de la Cruz (Dominican Republic), Iveta Lutokska (Czech Republic) and China (Wang Jungyao). Surprisingly, she, a dual French-American citizen, did not make the top 5, and finished sixth. France's Mortaud was the first black to be named favorite since Vanessa Mendoza, Miss Colombia, in 2002.

Interviewing the Interviewer - 5 Questions to Ask
Everyone does a lot of speculating about job interviews from the perspective of the person being interviewed. "What will they ask? What types of responses are they looking for?" But there is another aspect of interviewing that is equally important - interviewing the interviewer.
Why would you interview the interviewer? First, it's as important to you as it is to your potential employer. You need to know if the job is a good fit for your skills, talents and work style. Second, if there is an ideal work situation that you envision for yourself, now is the time to find out if this is that kind of place. Third, if you were dissatisfied with your last job, you can learn if things will be the same in this new place. Now is the time to ask questions, and find out the answers you seek!
So the person who is doing the hiring has finished giving you the full drill. Now it's your turn. What do you want to know? Here are five key questions to ask:
1. Can you describe the work environment?
If possible, find out how many people you'll be reporting to. Ask if you can be introduced to your future boss if you haven't already. Find out how many people make up the immediate department and in what ways will you be interacting with them. Try to open up a conversation about the general "scene" of the workplace, and the company culture... what is a typical day in the life of someone who holds this position? Ask your interviewer that question too!
2. What types of responsibilities will be expected of me?
Beware of open-ended job titles which can involve pretty much anything. You might be under the impression that the "marketing coordinator" does things like run and analyze reports, manage advertising campaigns and things of that nature. Then later on, you discover that your job responsibilities include proofreading and setting up meetings, neither of which you enjoy or excel at! Find out the details before you make a decision.
3. Is there potential for growth?
Many companies have what is known as the "glass ceiling" - where you have just a few opportunities to advance professionally, and then suddenly you hit a barrier and can't go any higher. It's one thing to receive a pay raise every year. But if you're forever stuck in the same job with the same duties, it may not be worth making the commitment. Find out whether the company you're interested in offers training programs for future leadership positions. Ask if there are openings in areas where you can develop valuable skills that you can "take with you" on the path of career development.
4. Can you tell me about employee benefits, sick day policy, vacations and such?
This one should be saved for the second interview, assuming there will be one. Some employers find it off-putting when potentials seem overly eager about taking vacation before they're even hired. Nevertheless, these are all legitimate questions that are important when weighing your options between different potentially rewarding jobs.
5. Will there be any travel involved?
To some people, travel is a rewarding aspect of their career. But to others, things like being in an unfamiliar city and managing your time between flights, hotel check-ins, conferences and trade shows can be very stressful. So find out ahead of time: how much travel, if any, will be involved and under what circumstances? Do you find travel a stimulating part of doing business? Great. But if you think that travel could negatively impact your job performance, don't accept the offer no matter how enticing the pay. There's a better fit out there for you!
Many people go into the interview hoping and praying the company thinks they're the right person for the job. But they are forgetting that it's just as important to find out, "Is this job the right one for me?" Better to learn the answer up front. Remember - a job interview is a two-way street. Make the most of yours.

Hair Raising Chronicles
No matter how we cloaked it, "Girls Day Out," "A Day of Respite at the Spa," or what have you, we always knew, my best friend and cousin Calla and I, that it all came down to one thing. Removing all that fuzzy, downy, in-our-way-on-our-way-to-beautiful hair from our bodies had become our prime objective.
To fully understand the impetus of our undertaking, you must first understand our family. Our huge Greek family is famous for three attributes: our warm, compassionate hearts, our sometime volatile tempers, and our hair. Or rather our hairiness for our problem is not that of the voluminous, silky-smooth, or well-managed variety.
I don't blame you if at first you don't believe me. Stick around for the amusing, informative facts. My Uncle Louis was affectionately nicknamed Malia as a child. Straight translation, you ask? Our hairy one! Oh, it gets better from hereon in. Whereas our Uncle Louis grew a profusion of body hair it was our aunts who would resemble that animal all of we the younger generation lived in terror of. No my friends not the Werewolf, but the Billy goat.
Our aunts seemed to grow a rapidly doubling amount of coarse, dark, unbecoming hair in two nerve screaming regions. You've guessed it, their upper lips and beneath their double chins. But alas, we the younger generation, fresh faced and soft-skinned, didn't get away hair free. In fact, in any Hollywood reality series of "Greek Werewolf Meets Billy the Goat," we two, Calla and I, would star magnificently. Can you say, "Hello, Oscar?"
Oh the joys of fuzzy, dark, dark hairs on otherwise beautifully sculpted arms. Oh the relief in knowing I have a twist of fate in my DNA to thank for pale blond arm hairs on those said arms. Something for which Calla would note I paid dearly for in the Billy goat hairs department. Please, no attempts at imagining it when I admit that maven, they-grow-back-thicker-hairs grow below my single chin. Did I mention too, the Cindy Crawford mole that sits enticingly on my left cheek - black facial hair protruding?
So you can fully understand and knowingly sympathize why we poured ourselves into our undertaking since we were old enough to care about fuzzy facial hair, foul obtrusive body hair, and everything in between. Between us, we have experienced enough, spend enough and learned so very much about the art and science of hair removal. Enough to fill tomes on the chronicles of raising hair. We discovered the secrets to eyebrows that don't glow and sting with heat for hours following plucking or waxing; to waxing legs smooth on a budget; to living through the dreaded Brazilian wax; and everything in between.

Understanding Laser Eye Surgery
Those who have long suffered from refractive errors will be glad to know that there are revolutionary laser techniques that can help rid them of the hassle of wearing corrective eyewear and benefit from a newfound sense of freedom. These types of laser eye surgeries have grown in popularity in last couple of years - with the advancement of technology and extensive surgeon research in this field - which has resulted in a broader range of people who fall into the suitability bracket.
The most common (and successful) forms of laser eye surgery used to treat refractive errors are LASIK and LASEK (PRK) procedures. Although very similar in terms of results - with most patients regaining 20/20 or 20/40 (driving standard) vision - the procedures themselves are slightly different. After undergoing a thorough screening process, your surgeon will determine your suitability for one of the above surgeries. While LASIK is the most common of all laser eye surgeries, candidates that have a cornea that is not thick or too flat to withstand the LASIK method can be deemed suitable for the LASEK procedure.
The laser eye surgery procedures
The LASEK procedure entails preserving the corneal epithelium - in this way it differs from LASIK surgery as the ophthalmic surgeon does not create a corneal flap or scrape and remove the epithelium. Instead, your laser eye surgeon will treat the area with a diluted alcohol solution which loosens the epithelium. They will then roll back the loosened tissue and work with a laser on the exposed corneal tissue beneath. One the surgery has been completed, the surgeon simply rolls back the epithelium cells smoothly into their newly reshaped position. This reshaping process changes and channels the refraction of light which results in vastly improved vision.
During LASIK eye surgery, your surgeon would have examined your cornea to ensure that it is thick enough to withstand the treatment which entails a laser or a computer-controlled instrument creating a very thin, circular flap of tissue in the outer epithelium. Once this has been cut away and moved aside, the surgeon is provided with a working space in which he reshapes the cornea to change the light refraction in the eye.
